01 - What is Modular Estate Agency?Services and pre-tailored packages that you can select from to best suit your needs. Not every house warrants the same type of marketing so why should you pay the same general price or percentage regardless of what your sale requires? By using this system, we can use our experience to help you choose what would be the best package based on your property and budget.
-
02 - Why are Relo so cheap, is there a catch? No catch - unlike more traditional agents, we don’t maintain an expensive high-street office so those costs aren’t passed on to you. Even so, we don’t sacrifice on standards or services just because we’re cheaper. All or our marketing packages are produced to the highest professional standards and in many cases, we offer a wider range of products and services than most other agents.
-
03 - Does this mean I have to pay in advance? No - we believe in our service and are proud to operate as a ‘no sale, no fee’ agent which means you only pay us our fee on successful completion of your sale. If we don’t deliver, then you are never liable for a sales fee.
-
04 - Are Relo’s higher-level packages worth it for me?Every property is different. If for example your property has exceptional character, special features or even lots of extra detail to purvey to a potential buyer then our higher-tier packages are crafted specifically to convey this to a wider audience in the best possible way. What’s unique about our system is that these elements can be freely added in accordance with your own preferences after hearing our advice. We can tailor a service to your particular needs and preferences which will best deliver the results you’re looking for at a cost that provides amazing value.

05 - Why do you charge the seller for viewings? It’s all about choice; some customers find that they’re happy and comfortable showing their home to potential buyers; the whole point of our model is that we don’t charge for services we’re not providing. However, property viewings are an essential step of the selling process so it’s important they’re done right. An experienced agent can present your property in its best light; prior to the viewing we have already qualified our potential buyers, built a relationship with them, and know what they’re looking for. We find that buyers usually feel they can be more open with us than the homeowner, which provides more accurate feedback for you. Also, as a service this is simply more convenient for you – it means you don’t have to re-arrange your diary every time somebody asks to view your property; Whether you’re going to be at home or not, we’re able to present the property to buyers if you’re comfortable with us doing so. Our separate charge (which is also no-sale, no-fee) lays this service open to you fully; viewings are totally unlimited for our fixed price. Of course, if you feel you’d rather tackle the job yourself, we’ll always be available for advice or to gather feedback the next day.
-
06 - Do you just rely on Rightmove to sell my property?Certainly not. Although advertising will always be key in getting your property out to a wider audience, we also maintain a list of active potential buyers, identifying their requirements whilst regularly keeping in touch. If we have a suitable buyer on our database, we’ll be ringing them before your house even hits the market to try and arrange a viewing. This kind of hands-on property matching can be a highly successful part of finding potential buyers and can often produce rapid results.
-
07 - Can I change or add services later if I change my mind?Yes. Although you can’t remove a service once it has commenced, you can add extra services at any time; all it requires is a quick update to your contract and pricing and you’re away.
-
08 - How quickly can Relo list my property on the market?Typically we aim to get a property on the market within 2/3 working days regardless of which packages/extras you choose, but we can work at your pace; if you require more time that’s always up to you.
-
09 - What is ‘Sales Progression’ and why does it come as standard? This is a term for dealing with the period after an offer has been accepted and the matter has been passed over to conveyancers. We believe it is important to follow this process carefully and provide help and advice where we can to both seller and buyer. Although we have little direct control over many aspects of this process, we find its easier to tackle issues when/if they arise if everyone is well informed and aware. We offer this service as standard purely because it may form a critical part of protecting your sale and getting you to the finish line.
-
10 - How do I get the ball rolling?Just give us a call on 01472 494600, or email sales@reloea.com and ask for a free, no-obligation valuation. One of our valuers will be in touch to arrange a visit; They can discuss all your options as well as provide guidance on current market conditions, prices and potential buyers.
